3. Setbacks & Lot Sizes

Every residential zone has minimums:

Typical ranges (Harrison’s bylaw):

  • Front setback: 4.5–6 m

  • Rear setback: 6–7.5 m

  • Side setbacks: 1.5–2.5 m

  • Minimum lot sizes:

    • R-1: ~550–600 m²

    • R-2: larger

    • R-3/R-4: varies by density

These matter because relaxing them lets larger buildings or more units fit on smaller lots.
